I bought on that complex in Palm Mar too, except it was a penthouse. When I checked the paperwork, it said "buhardilla" for where the two bedrooms are (think "attic") - they had no idea what it meant and went to the developers to ask ... surprisingly, even though it is not legal living space, it has been valued by the bank as being so. And the definition of the space can be changed in the escritura after 4 years.
On another complex nearby, a different agent was openly saying the roof terrace was intended to be converted to another bedroom - the Community are now trying to have additional works done by owners removed.
Moral - check with a lawyer/architect/the Town Hall or someone knowledgeable not about to earn commission from the property sale before you contemplate making such changes - it could be very costly otherwise.
