Red face Can anyone on the Tenerife Forum help with the resale of an off plan property?

First experience of TF so here goes...I have had an apartment on the Golf Del Sur for four years and decided in my wisdom, to invest in a new additional off plan apt last year...unfortunately my circumstances have changed and i would really like to try and offload the property before completion which is anticipated for early 2009 ! Can anyone make any suggestions about a. - the way I could promote the property myself and/or b. - recommend any really good estate agents who may be willing to sell it (other than the existing).

This is a fantastic 2 bed high spec apt with fabulous ocean views and I'm not looking to make any profit out of it just find a buyer...

I look forward to hearing any words of wisdom from those of you who have been here before !!

Sorry, the property is one of the new developments near the harbour on the Golf

I can't believe the market has changed so much in 18 months...it's frightening - I've got to try every possible opportunity to sell though before i contemplate loosing on it ??

I would contact EVERY agent on the Golf if I were you, cast your net wide. Thats a good position so thats in your favour. Good luck.

Yeah. I am trying for sympathy ... but I haven't quite got there yet. You are asking the forum for advice (a good place to start), which is populated to a large degree by people already resident in Tenerife. They know the state of the property market there. The 10s of 1000s of apartments for sale...

Your best bet would be UK advertising in places like Loot. Although things may be tight in the UK, there are (obviously) some who still think they can get a profit or a bargain from off plan.

Off-loading your property

I faced the same position with properties bought off-plan. It all depends on pricing and desirability. I had little trouble selling competitively priced 1 and 2bedroom apartments but was looking to come unstuck with the 3 bedroom - (it was 50% dearer but not 50% bigger!!) Anyway I ended up with 2 options - walk away from the deal in which case the developer kept the 20% deposit AND would charge me for any interest on the mortgage which came with the property if I did not complete when they said it was ready; the second option, the one I took was to sell it at such a price that meant it was a bargain. OK I lost €20,000 but I could have lost €40,000.

Hi there

I sold an off plan property in Jardin San Miguel in Las Chafiras before it was finished, due to a separation with my partner. I too did not want to make a profit, just offload it and get back the stage payments we had paid. I just trundled round all estate agents and sold it within 4 weeks. The fact that the price had gone up a great deal since we bought it and the fact that it was in a great position helped but I dont think you should have much of a problem
