Questions about the administration of communities.

My name is Rene and we (my colleague and I) have an administration office for communities of owners on the Costa Blanca. This area has a lot of communities with mainly foreigners as owners of the properties. As we speak Spanish, English, German and Dutch it is for these communities interesting to work with us as the communication between the Administrator/Secretary and the representative(s) of the community (and the other owners) is, as you could imagine, very important.

We are now interested in opening an office on Tenerife as this is a part of Spain that has always the interest of both of us. In December we are planning to visit Tenerife to investigate the situation and to see if the it could be interesting for us to open an administration office.

Our questions are:
Are there many communities with mostly foreigners?
Could you point out specific areas in the south of Tenerife that we should investigate?
What is in your opinion the level of service of your administration office and of other administration offices in general.
Are there more administration offices that aims at communities with mostly foreigners?
Could you give us an idea about the administration fee for a community like yours?

Los Cristianos / Las Americas contains almost all of them, with Los Gigantes also worth a look.

The level of service ranges from almost acceptable to the absolutely disgraceful. As president of a complex, I speak with a certain experience of this. What seems to happen is that an administrator is very very efficient for the first week of getting the contract, then hands the job over to a subordinate in his/her office, who is not really good at using complicated machinery such as telephones, computers and languages, so there is usually a total breakdown in communication.

Fees quoted are in the range of 9 euros per apartment per month (i.e admin for a complex of 100 apartments is 900 euros per month). For my particular complex, she charges 600 euros per month for around 100 apartments, which is about 599 euros per month more than justified.

Fees quoted are in the range of 9 euros per apartment per month (i.e admin for a complex of 100 apartments is 900 euros per month). For my particular complex, she charges 600 euros per month for around 100 apartments, which is about 599 euros per month more than justified.
