I agree the location is not great for passing trade and also not upmarket enough for somewhere really nice!!?? Why did you stop trading as an Indian there?
IMO it was the best Indian in Los Cris so my concern would be if that didn't work what actually would?? Put it up for trespaso or walk in rent and let someone else have a go at least you wil get the rent each month, unless of course its sitting empty! Tricky situation, just would be a shame to spend big bucks and see it fail!!
